Joe Wahbe Elected as Life Member 

Oatlands member, Joe Wahbe was elected a Life Member of the Club at the 91st Annual General Meeting on Wednesday 23rd October. Joe has contributed an immense amount to Oatlands Golf Club during his 30 year tenure which is best summarised by fellow Life Member John Carey, who spoke for Joe’s nomination at the AGM, excerpts of which are included below:

Joe has been a full playing member of this club for nearly 30 years. However, it’s not the length of his membership that makes him deserving of this honor. What truly sets Joe apart is the incredible amount of voluntary work he has contributed, week in and week out, year after year.

To give you a sense of Joe’s dedication, I’ll run through just some of the things he’s done—and trust me, there’s a lot. So, buckle up—we’ll be here for a while!

Clubhouse Contributions:

  • Installed LED lighting throughout the clubhouse
  • Painted countless areas to keep things looking fresh
  • Ran IT network cabling and set up WiFi access points
  • Replaced water-damaged ceiling panels and even got up on the roof to replace the tiles that caused the leaks (Turns out, some members mistake a 6-iron for a 9-iron on the 18th hole!)
  • Installed CCTV systems for better security
  • Helped prepare and fit out the Events Manager’s office
  • Repeatedly dealt with blocked toilets and locker room plumbing issues (and I think we’d all agree that’s a true hero’s work!)
  • Repaired door hinges, locks, and tackled fire audit defect repairs
  • And every year, Joe takes on the massive task of testing and tagging every single piece of electrical equipment in the club.

Kitchen Work:

  • Installed new cooking equipment and repaired dishwasher plumbing
  • Replaced light fittings and dealt with yet more roof leaks (Maybe it’s time for a new clubhouse, folks?)
  • Joe has a saying (in fact I think maybe it’s a Wahbe mantra) and that saying is “the difficult we can fix – the impossible may take a little longer”
  • An example being: the club was quoted $4,000 to replace a supposedly “unrepairable” instant boiling water unit in the kitchen – Joe fixed it with $40 worth of parts.

Pro Shop and Simulator Studio:

  • Installed all the golf cart battery chargers and the required power points
  • Ran all the network cabling to bring the Pro Shop into the 21st century
  • He even installed the coffee machine—and rumour has it he’s taking a barista course too!
  • More recently, Joe has spent countless hours working on the Simulator Studio—wiring, painting, fitting it out. There’s not much he hasn’t done in there.

Course and Maintenance Shed:

  • Joe is Dom’s first call for anything electrical—he’s installed pumps and timers for the 13th and 9th ponds and replaced the high bay lighting in the maintenance shed.
  • A couple of months ago, Joe even repaired the flagpole—and thankfully, he’s not afraid of heights!

Monday Volunteer Crew:

  • In addition to all of this, Joe is a regular with the Monday volunteer crew.

Joe Wahbe is a truly outstanding member of Oatlands Golf Club. His tireless efforts, technical expertise, and dedication have made a lasting impact on every corner of this club.

On behalf of the Members of Oatlands Golf Club, we congratulate Joe Wahbe on his election to Life Membership of Oatlands Golf Club. This is the highest honour on which the Club can bestow a member. 


Clubhouse Development Update

Levande have completed their due diligence, and their Board met on Wednesday 23rd October and have approved the novation of the Clubhouse Development Project. 

The form of the development will be as per the existing Development Consent which will remain at 127 apartments, and 13 terraces, with the Club to receive a new clubhouse that includes; a gym, café, Pro Shop, 200 car spaces, along with retained ownership of 7 apartments.

Now that we have confirmation that Levande are proceeding, OGC will commence work on upgrading the practice fairway green and 19th hole to ensure the commitment to members of a continuous 18-holes with no temporary tees or greens is available for play during construction.

This work has been scheduled to commence on 18th November. The upgrade to our practice fairway green will see disruption to the practice range access for members and our coaching staff, and to mitigate this disruption we have commenced building simulator studios in the south wing of the existing Pro Shop. It is expected that the studios will be completed by mid-late November.

A specific start date for development construction will be subject to the timing of a number of standard administrative and operational matters that come with a project of this size and that are to be undertaken by Levande, however, we remain on-track for a mid to late 2025 commencement as per the initial member information session timeline provided to members in late 2021.

History of the Clubhouse Development Project

At Wednesday’s Annual General Meeting (AGM), members were provided an update on the history, and progress to date, of the Clubhouse Development Project. A copy of that update is provided below for members who were unable to attend the AGM. 

For many years the Clubs Annual Report has had a stated long-term objective to; Review the range of options available to improve the quality of the clubhouse facilities, subject to the limitations of financial constraints.

In 2017-18, the Club started discussions with a range of potential development partners to undertake a joint Clubhouse and Residential development that would achieve this objective. 

During those discussions, one of the clear non-negotiable items for the Club was, that any development partner must be able to undertake the project without any borrowing over Club land.  Security of the golf club has always been at the forefront of planning.

As such, of the prospective developers who we had discussions with, only Mirvac was able to move forward considering our clear criteria.

To move forward with Mirvac, the Club entered into a Non-binding Heads of Agreement in September 2021, with progression contingent upon member approval at a General Meeting.

At this point things moved very quickly, as the NSW Government was planning changes to the SEPP legislation.  We acknowledge that the initial member approval was somewhat rushed, however membership approval was required to enable an application prior to the change in legislation.

From here, member information sessions were organised, 11 in total, during which a preliminary timeline for the entire project was communicated, with the plan to put the proposal to members at a General Meeting at the end of 2021.

A quick timeline of the key milestones relating directly to the development is as follows;

  • September 2021: The Club enter into a Non-binding Heads of Agreement with Mirvac.
  • March 2022: A Site Compatibility Certificate (SCC) was Issued by the Department of Planning.
  • April 2022: The Development was put to the members at a General Meeting and was approved by a narrow majority.
  • December 2022: The Club entered into a Project Delivery Agreement with Mirvac.
  • October 2023: A Development Consent was granted by Parramatta Council

While there have been a number of twists and turns as the journey of this project has progressed, the preliminary timeline outlined to members in the 2021 Information Sessions remains on track for construction commencement in mid to late 2025, subject to finalising the novation of the project from Mirvac to Levande, which I will discuss in more detail.

Unfortunately, along the path to where we are now, we have encountered a number of hurdles that could not have been foreseen and have been costly to the Club and its members.

  • In late 2021 a member requisition was made to call an Extraordinary General Meeting, with the intent to change the Clubs Constitution and raise the approval majority for the development from 50% to 75%. This EGM was held in February 2022 where the requisitioned proposal was rejected by the membership, but not before it cost the Club just under $20k.
  • In April 2022, the Development was put to the members at a General Meeting for the first time and was approved by majority.
  • This approval was then challenged by an anonymous complaint to LGNSW in June 2022 which was eventually dismissed by LGNSW, but not before the Board decided to put the fate of the Clubs future back in the hands of its members with another General Meeting and vote in October 2022. The resolutions required to proceed with the development were once again approved by the Clubs members.
  • Shortly thereafter, in December 2022, a Supreme Court claim was made against the member approval by 4 Club members. This claim was eventually discontinued in November 2023 after the membership were once again asked to provide their approval via a General Meeting. The defence of this action, conducting additional meetings, and settlement of the matter, combined with legal costs associated with the LGNSW anonymous complaint cost the Club $220k across FY23 and FY24.

I do not revisit these series of challenges to bring the resulting division back into focus for members, but to provide some context and insight into the environment in which we have been operating for the last 2-3 years.

The Board, and I as the Clubs GM, are acutely aware of our memberships desire for information relating to the Clubhouse Development. Unfortunately, the background of constant uncertainty, combined with the commercial confidentiality of a partnership with a large developer such as Mirvac, and more recently Levande, have made communication on the positive progress related to the development difficult.

With these challenges behind us, it is good to be able to focus on moving forward and the positive outcomes that will be delivered with the development.

So where are we now.

Mirvac have been a fantastic partner to work with, and we would not be where we are today, with an approved Development Consent, without their considerable resources and expertise. However, as the process for lodging and gaining the development consent evolved, the world started to experience significant economic pressure and a rise in the rate of inflation not seen in many, many decades. As such, the cost of doing business at all levels, and particularly in the building industry, rose at an unprecedented rate. This, combined with a reduced number of residential units in the Development Consent, down from 193 in the Site Compatibility Certificate to 140 in the Development Consent, meant the project became unfeasible for Mirvac, who are a traditional build to sell developer.

In collaboration with the Club, Mirvac made the decision to look at options for novating the development to an alternate developer. While this has been disappointing, the imperative for this development to secure the Clubs future is more real than ever in the current operating environment, and the fact we find ourselves with a high quality and reputable developer as an alternate option, is a blessing for the clubs future.

Mirvac and OGC met with three alternate developers, with the same non-negotiable previously mentioned being; that no borrowing over Club land could be taken to undertake the project, and with the additional requirement that any change in development partner must produce outcomes for the Club equal to or greater than those that the members were assured of when approving the development.

Of the three developers the Club and Mirvac met with, only one was able to satisfy the requirements, that being Levande.

Levande are able to make this project work when Mirvac can’t as they are not a traditional build to sell developer, rather, they are a build to keep developer who manage the properties they develop under a Retirement Village model. Importantly, our development with Levande is not aged care or assisted living and is simply an alternate model for buying into over 55s living as approved under the SCC.

So where are we up to with Levande and where to from here.

Prior to construction commencement, Levande will build a temporary carpark for 200 cars on our existing 12th hole, and the Club will build temporary Clubhouse facilities. Concepts for the temporary clubhouse are being explored with the frontrunner being to use the existing Pro Shop to ensure that the developer contribution of $400k doesn’t go to waste after the development is complete.  Again, we look forward to sharing these plans with members once approvals are finalised.

The duration of construction is expected to be 18-30 months; however, the staging will see the carpark, Clubhouse building and connected residential units completed first, giving the club and its members our new Clubhouse at the front end of the construction window.

Projects of this size by their nature take time, however the progress on this development to date has been significant. The Board have undertaken to provide members with monthly updates, and while I appreciate that a number of these updates since the Development Consent was granted have been placeholders, this is only because the progress is slow. I can assure you though, that the Board and I are eager to provide you as much information as possible, and as the development continues to progress over the next 6-months the amount of information that can be disseminated will grow considerably.

I hope this has given members a little more insight into the project, we are happy to answer questions within the constraints of commercial confidentiality and what has been confirmed in General Business.

From the Course

Rainfall for the Week: 6.0mm,  Rainfall for 2024: 1,006.0mm, Dam: 95%,  Green Speed: 10feet

Ideal Spring weather conditions are enabling the course to shine with the course team adding the polish through our maintenance practices to present great playing conditions at the present time. Aeration of collars and aprons was completed this week which relieves these surfaces of compaction, allows air and water movement through the soil profile, and provides an opportunity for new root growth down into the open core holes. The collars and aprons completed this week will be fertilised next Monday morning, and will be watered in at the same time as a scheduled fungicide application to all greens.

All areas of the course have been mown this week, and the blowers and vacuum have also been put to work cleaning up as much of the leaf debris across fairways and in roughs as possible. The 18th bunkers have been trimmed up and weeds on faces removed. Tee banks have been mown this week and tombstones have been trimmed around.

Sam is in the process of removing the winter annuals from the garden beds around the clubhouse and Spurway garden, with new annuals for the summer to be planted late next week. Mike Cuming has been busy trimming back the first flush of flowers on the roses this week. Trimming them back after the first bloom and adding a small amount of fertiliser, will encourage a successful second flush of flowers later in the season.

The autonomous mowers have been busy throughout the week mowing the 12th and 18th fairways, and the 18th green surround between the 12th ladies tee and the green complex. The mowers are set to start at 4am with these areas mown by 6am. The surfaces on these fairways are looking great being mown every day, and often I send the larger mower out to cut both of the fairways for a second time during the day with it being so easy to do via an app on my phone. I will be posting a link on the members Facebook page of an article in a US Superintendents magazine about a course in Finland which has 36 autonomous mowers in operation mowing all fairways and 75% of the roughs and semi roughs.

We are also trialling an electric greens mower currently which is fully electric, so no hydraulics at all. This is a safer form of equipment for turf as the possibility of a hydraulic leak is eliminated, less noise pollution as they are silent except for the noise of the cylinder as the mower cuts, and no fuels to drive an engine, so improved sustainability. This mower has advanced cutting units compared to our mower, with the new units being 4 dimensional and our existing units only 2 dimensional. This means the cutting units ride better over the undulations of the greens and cut more grass in the process.

The new works on the practice green, the 19th tee and green is commencing in the next few weeks. In preparation for this, we will be spraying out these areas with roundup so that we can re-use this material from these existing sites in the new green/tee complexes, and reduce the likelihood of kikuyu emerging in any couch areas. The first application will be applied on Friday morning, so members will notice the practice area and the 19th green and tee start to die off over the next week. All going to plan our contractor will be on-site Monday 18th November to begin the works.

Our volunteers were on course Monday morning completing a bunker run in front of the competition, lifting sprinkler heads on the 7th and 16th fairways, cleaning and repairing the practice nets, and testing/tagging electrical equipment in the clubhouse and proshop. Thank you gentlemen for another successful mornings work! Next week the fly traps are on the list of jobs to complete, as we shouldn’t have to put up with flies whilst playing a sport outdoors in Australia!

Greens will be cut on Saturday and Sunday mornings.

Men’s Club Championships – Quarter-finals

The Quarter-finals of the 2024 Men’s Club Championships were played on Saturday 19th and Sunday 20th October. Once again, there were a combination or narrow wins, upsets, and some standout performances, setting the respective grades up for a great set of semi-final matches.

Ladies Club Championships – Quarter-finals

The Quarter-finals of the 2024 Ladies Club Championships were played on Thursday 17th October with the Sunday nominated competitors and their opponents to complete the Quarter-finals on Sunday 27th October.

Vets Closing Day

The OGC Ladies had a great day on Monday with the annual Veterans Closing Day.  There were 56 golfers in attendance along with Barbara Beasley and Sally Wolrige as our Vets representatives.  All players were given a ball and a bag of macarons and a lucky prize raffle ticket.  There were lots of prizes for the lucky raffle, winners and runners up, and Veterans trophies throughout the year.


PING Fitting Day – Tuesday 17th December, Limited Availability

The Club will be hosting a PING Fitting Day on Tuesday 17th December 2024, with spaces limited to just 5 fitting sessions between 8am and 12pm.

Lost Bushnell Rangefinder

One of our members has lost his brand new Bushnell Tour V6 Rangefinder and we are putting a callout to members in case someone has picked it up. These small but expensive items get lost from time to time and are easy for members to find, put in their golf bag and then forget that they have picked them up. 

If any member has picked up a rangefinder as shown in the adjacent image, please let a member of the Pro Shop staff know.


Annual Presentation Dinner – Saturday 2nd November 2024

Members and their guests are invited to the Club’s Annual Presentation Dinner on Saturday 2nd November. This event will celebrate the major events winners for this year’s golfing programme and is held the evening of the Men’s Club Championship finals.

Each major winner will be presented with their trophy and an individual prize, whilst runners-up of major events will also receive an individual prize.

Dress for the evening is smart casual with the cost for the night, being $69pp. The evening will commence with a sumptuous three course dinner prepared by our executive chef, Andrew Yang.
